Responsibilities
Elmbridge Housing Trust is responsible for keeping your home in good repair and working order. This includes items such as;
- The exterior structure of the building
- The installation for the supply of water, gas and electricity
- The bathroom and toilet fittings
- The kitchen units
- Room heating systems installed by us
- Drainage systems
Residents are responsible for some items of repairs and maintenance within the property. These are:
- Internal decoration
- Minor repairs eg unblocking sinks, replacing tap washers and door handles
- Preventing water pipes from freezing during the winter
- Lock replacement when keys are lost
- Maintaining any improvements made to your property by yourself
- Repairing or renewing items neglected or intentionally damaged by you, or a member of your household or your visitors
- Payment of utility bills such as water, gas and electricity
Leaseholders
Elmbridge Housing Trust is responsible for the repair and maintenance of the structure, the exterior and communal areas of your block. The Trust also owns and maintains the common parts of the block. The Trust also owns and maintains the following:
- The pipe supplying the mains water, from relevant water company’s stopcock outside the block, up to and including the main stopcock
- Gas pipes within the block, up to but not including the gas meter
- Wiring for any communal T.V. aerial within the block of flats, up to and including the aerial socket.
Although the Trust owns the structure of the building in which you live, you as the leaseholder will be responsible for the parts of the dwelling that are not classed as communal or shared area. These include:
- Individual heating systems and appliances
- Internal ceilings
- Internal doors
- All plaster and other surfaces to all floors, walls and ceilings within your home
- All plumbing and electrical services in your home
- Internal decorations
- Individual gardens
- Door fixtures and fittings
- Glass in windows
