Planned maintenance & improvements

We are committed to achieving the Government’s Decent Homes standard to all our homes by 2010.

The scope of work includes replacing:

  • Kitchens over 20 years old
  • Bathrooms over 30 years old
  • Approximately 190 boiler replacements each year
  • Window replacements
  • Re-wires and electrical upgrades
  • Structural works including roof replacements
  • Planned works including fence replacements

These works are carried out through our maintenance partnering contractor Morrison and the works are scheduled in strict order of age and condition of each element.

How will I know if my property is to be included?

We have produced a draft programme for 2011/12. All tenants, whose properties are due to be included, will receive a confirmation letter. Works will be carried out between April and March. You will be consulted on your choice of fitting when your kitchens or bathrooms are replaced.

Electrical testing will be carried out to all properties that are included in the kitchen and bathroom replacement programme. The electrical installation is tested to ensure it complies with the latest standards. This will often mean that upgrade works are necessary to your electrical installation and these will be carried out as part of the kitchen and bathroom replacements. This work will be managed by Morrison and carried out by their electrical sub-contractors.

External and Internal redecorations

External Redecorations

Each scheme will be externally assessed every five years to see if it needs to be included in the next external redecoration programme. This assessment is undertaken between December and January for the following year’s programme that starts in April.

All properties that are due to be externally decorated in the following year’s programme will be written to in March/April time advising you of the anticipated start date.

In order to carry out this work, most schemes will require scaffolding to allow safe working platforms to all areas of the property. We will also use this opportunity to carry out any external repairs necessary to the roof and structure of the building as well as the redecoration to the windows, fascia, soffits and doors etc.

If the external decorations are in a reasonable condition and no urgent repairs are necessary, the external painting may be deferred until the following year.

Internal Redecorations

Each scheme will be internally assessed every seven years to see if it needs to be included in the next internal redecoration programme. This assessment is undertaken between December and January for the following year’s programme that starts in October.

All properties that are due to be internally decorated in the following year’s programme will be written to in August advising you of the anticipated start date.

If the internal decorations are in a reasonable condition and no urgent repairs are necessary, the internal painting may be deferred until the following year.
