Response Time

The response times for completing repairs depends on how urgent they are. When you report a repair, we will tell you when the work should be completed.

If your repair has not been done within the time specified, contact Inspace on 0800 012 1313. They will investigate the matter and report back to you.

Each repair is given a priority – emergency, urgent and routine.

The timescales for these priorities are as follows.

A) Emergency – A permanent repair or temporary solution will be completed within 24 hours of reporting the repair.

Emergency repairs include the following:

  • Total loss of electric power
  • An unsafe power supply, lighting socket or electrical fitting (which we are responsible for)
  • Faulty smoke detectors (which we installed)
  • Loss of lighting in shared areas
  • Blocked flue to a boiler or gas fire
  • Loss of central heating between November and April or hot water at any time
  • Blocked or leaking drains or WC  (if there is no other working WC in the home)
  • A tap which can’t be turned off
  • Water leaking from a heating pipe, water tank or cistern
  • A burst water pipe within a home or shared area
  • An insecure window which is easily reached from outside the property
  • An insecure door or lock
  • Jammed doors
  • Loose or detached banisters or handrails in shared areas
  • Boarding up windows and replacing glass
  • Removing offensive graffiti

B) Urgent - An urgent repair will be completed within 5 days of it being reported.

Urgent repairs include the following:

  • Partial loss of electrical power
  • Partial loss of lighting in shared areas
  • Partial low of water supply within the home (if this is our responsibility and not the water supplier’s)
  • Loss of heating at any time between May and October
  • WC not flushing  (if there is no other working WC in the home)
  • A blocked sink, bath or basin (we may recover the cost of this from you)
  • Blocked gutters and down pipes
  • Loose or detached banisters or handrails within the individual homes
  • Broken timber floors or stair tread
  • Loose wall cupboards
  • Failure of entry phone

C) Routine – Routine repairs will be completed within 14 days of being reported.
Routine repairs include all other day-to-day jobs.
