We are responsible for most repairs needed to maintain your home. If you are not sure who is responsible for a repair, please contact Inspace.
Our Responsibilities
Details of repairs we are responsible for are listed in your tenancy agreement. In summary, we are responsible for the following.
Outside the property
Gutters and down pipes
- Roofs, chimney stacks, flues and walls
- Windows (frames, sills, catches and cords but not usually glass)
- Built-on garages and stores
- Paths, steps, boundary walls and fences
- Decorating outside (assessed every five years)
Inside the property
- Baths, basins, sinks, WCs, cisterns and waste pipes
- Electrical wiring, including sockets, switches, main fuses and circuit breakers but not bulbs or individual fuses
- Water pipes, tanks, taps and control valves
- Kitchen units and worktops
- Water proof floor coverings to bathrooms and kitchens
- Infestations that are causing a risk (for example rats, mice, squirrels and foxes, but not pests such as cockroaches, fleas, slugs, ants etc that are not attributable to the building). Please contact our customer services team who deal with pest control on 020 8481 7277.
Shared Areas (entrances, shared staircases and hallways)
- Lifts
- Fire Alarms
- Entry Phones
- Glass in windows and doors
- Decorating (assessed every seven years)
- Floors, ceilings and walls
- Shared TV aerials
We are also responsible for:
- Servicing all gas appliances, gas pipes, flues, boilers, gas heaters and smoke alarms we have installed (we do this once a year)
- Insuring the structure of the building
Your Responsibilities
You are responsible for carrying out minor repairs and maintenance such as the following:
- Changing light bulbs, fluorescent tubes and fuses
- Replacing keys or locks when you have lost your keys
- TV aerials (except for shared aerials provided by us)
- Washing lines or rotary dryers
- Replacing broken toilet seats
- Renewing the sealant around baths, basins, sinks and replacing plugs and chains
- Supplying and fixing hot-water cylinder jackets
- Unblocking sinks, wastes and drains blocked by anything other than what would normally be flushed or emptied down them
- Renewing or replacing minor cracks inside the property
- Repairing squeaking floorboards
- Draught proofing
- Sweeping chimneys
- House/flat front door numbers
- Bleeding radiators
- Fitting extra security locks to doors and windows
- WC roll holders, towel rails, coat hooks, shelves, pelmets and curtain fittings
- Battery operated smoke detectors
You are also responsible for the following
- Insuring the contents of your home
- Replacing or repairing items installed or fitted by you (unless we have written to say that we accept responsibility)
- Keeping the inside of your home well decorated and in good condition
- Making good any damage to the property (including the garden , the building itself and any fixtures and fittings) caused by you, your family, your visitors, your pets or your appliances
- Installing appliances such as cookers and washing machines and repairing damage caused to other tenants’ property as a result of leaks from your washing machine, shower and so on
- Using power breakers for electrical tools, lawnmowers and hedge trimmers
- Clearing rubbish from your home or garden
- Replacing broken glass in doors and windows
- Adapting doors when carpets are fitted
- Moving kitchen units to fit larger appliances (for example fridge/freezers and cookers)
- Garden sheds
- Cleaning windows (unless you pay a service charge for this)
